Mould, Indoor Environmental Health & Expert Witness Assessments

Mould and indoor environmental concerns require more than surface testing. They require a systematic assessment of the building, moisture conditions, potential exposure pathways and the significance of the available evidence.

Environmental Health Scientist Taisa Baars undertakes independent investigations of moisture, mould and indoor environmental conditions. Assessments may include building observations, moisture mapping, indoor environmental measurements, targeted sampling and independent laboratory analysis where technically justified.

Clear, evidence-based reports are prepared for property owners, tenants, schools, workplaces, lawyers, insurers and other professional advisers. Expert reports for legal proceedings are prepared independently and objectively, with findings based on the available evidence and the expert’s overriding duty to the Court.

This is an independent environmental health assessment—not a mould-cleaning service, product sale or technician-only inspection.

Independent advice • Site-specific investigation • Clear written reporting

Find the moisture. Understand the building. Assess the exposure. Provide a clear pathway forward.

Byron Environmental Consulting provides independent technical assessment and expert reporting for matters involving mould, water damage, moisture ingress and indoor environmental health.

Services may include:

  • Independent site inspection and environmental health assessment

  • Review of building, remediation, laboratory and medical documentation

  • Moisture and mould evidence interpretation

  • Assessment of potential exposure conditions

  • Identification of limitations, inconsistencies and evidence gaps

  • Expert reports prepared for legal proceedings

  • Response reports and review of other expert evidence

  • Joint expert conferences and Court attendance where required

Expert evidence is provided impartially and within the Environmental Health Scientist’s area of expertise. The role is to assist the Court through clear scientific opinion—not to advocate for either party.

Environmental health science applied to buildings, exposure conditions and legal evidence.

Indoor environmental problems rarely have a single cause. Mould may be associated with roof or plumbing leaks, condensation, inadequate ventilation, drainage conditions, subfloor moisture, surface-water movement, wastewater defects or previous water-damage events.

Taisa Baars brings together environmental health science with practical experience investigating buildings, moisture, drainage and on-site wastewater systems. This broader understanding helps identify how water is entering or accumulating within a building, how contamination may spread and what must be addressed to prevent the problem from recurring.

The assessment considers the relationship between:

Building condition and construction details

Roof, plumbing and internal water leaks

Ventilation, condensation and indoor humidity

Groundwater, surface drainage and subfloor moisture

On-site wastewater and sewage-related contamination

Building materials and concealed moisture reservoirs

Occupant activities and potential exposure pathways

Previous water damage, cleaning and remediation work

Where matters extend beyond the Environmental Health Scientist’s expertise, findings can be clearly documented for further assessment by an appropriately qualified building consultant, engineer, plumber, hygienist or medical practitioner.
