As part of the rural property environmental assessment, Byron Environmental Consulting can undertake a preliminary contamination due diligence review to identify potential historical land uses that may present environmental or health risks.

Many rural properties in the Northern Rivers have been historically used for agricultural activities that can sometimes result in residual contamination within soils.

Common historical sources of contamination in rural areas may include:

  • former cattle dip sites where arsenic-based pesticides were historically used

  • past banana plantations, which may have used agricultural chemicals such as nematicides and pesticides

  • areas of chemical storage or agricultural sheds

  • historic waste disposal or burn pits

  • old fuel storage or farm machinery areas

These activities do not necessarily mean contamination is present, however identifying potential risks early can be important when considering land purchase or future development.

Preliminary Contamination Due Diligence

The environmental due diligence review may include:

  • review of historical land use indicators

  • visual site inspection for signs of past agricultural activities

  • identification of potential contamination risk areas

  • preliminary advice regarding whether further contamination investigation may be recommended

Where potential contamination risks are identified, further investigation such as soil sampling and laboratory analysismay be recommended in accordance with the National Environment Protection (Assessment of Site Contamination) Measure (NEPM).
